This monthly Focus Group meets to discuss ways to get started in Wholesaling Properties legally and profitably.  There are many parts of the business that you must learn to be successful at Wholesaling real estate.  We will start at the beginning and show you ways to get your business going starting with marketing and moving up through negotiations and doing your paperwork.

Are you familiar with this acronym?  If not, you should be.  It stands for Association of Real Estate License Law Officials.

Guess what?  They meet every year as a group from each state and share ideas and strategies to catch people doing real estate transaction illegally.  The Real Estate Commissions from virtually every state and some bigger cities and the Attorney General's offices are huddling to figure out the best ways to prosecute the wrong doers. 

This is a big reason you need to be a part of our Association.  You need to learn the legal ways and the illegal ways to stop doing your business. 

We are not attorneys but we can help give you ideas to watch out for and not do things that will get you in trouble. 

I can tell you from what I have seen, most people are making daily mistakes that could cost you tens of thousands in fines. 

Don't cut corners,  Do it right the first time and every time.

As an example:  Do you advertise with bandit signs or facebook or craigslist any of the following:
I buy houses for cash
Fast cash for your house.
We close fast.

If you do and you do not have the funds to close, or you assign every deal, you are at risk for the Commission or the State attorney General to come after you.   They could possibly charge you with fraud and also for acting as a realtor without a license.  Possibly a Class D Felony.  That is per item.  You do 10 transactions or 10 craigslist advertising, and that could be 10 counts.  Each count could have a fine of up to $5,000 and jail.

I'm not trying to scare anybody but I am trying to give you information that taking shortcuts is not worth it.  Come learn.
That is what our group is all about.
